Cookie policy
The Property Operators · effective from 22 August 2026
Cookies are small text files placed on your device by the websites you visit. This page covers the cookies Gateway Estate Maintenance Ltd, trading as The Property Operators by GEM, uses on this site and in the customer portal, what they do and how to control them. Read it with our privacy policy. The Gateway Estate Maintenance site runs on a separate domain with its own cookie policy, and a choice made here does not carry across to it.
Essential cookies
These are necessary for the site and portal to work: signing in, keeping forms and portal actions secure, and remembering your cookie choice. They need no consent and cannot be switched off through our controls, though your browser can block them, in which case the portal will not work.
| Cookie | Purpose | Duration |
|---|---|---|
| Session cookie | Keeps you signed in to the landlord, tenant and operations portals. Set only when you sign in. | Session / up to 30 days |
| Security tokens | Protects forms and portal actions against cross-site request forgery and abuse, including the enquiry and property review forms. | Session |
| Cookie preferences (gem-consent) | Remembers whether you accepted or declined analytics cookies in the banner, so you are not asked on every page. | 6 months (180 days) |
Analytics cookies (optional)
With your consent we use analytics cookies to measure how the public pages are used: page views, journeys and broad device information. They are set only after you accept, and only on the marketing pages: no analytics runs inside the landlord, tenant or operations portals, so no operational, customer or employee information reaches an analytics provider.
| Cookie | Purpose | Duration |
|---|---|---|
| Analytics identifiers (_ga, _ga_*) | Google Analytics, in this site's own measurement property. Shows which pages are used and how visitors move through them. Data is aggregated and IP addresses are anonymised; it is not used to identify individuals. | Up to 24 months |
How to control cookies
On this site:accept or decline analytics cookies when the banner appears, and change your mind at any time by clearing this site’s cookies in your browser. The choice is then presented again on your next visit.
In your browser:every major browser lets you view, block and delete cookies, per site or globally. Look for “Cookies and site data” in the privacy settings. Blocking everything will stop the portal working.
Analytics opt-outs: most analytics providers publish their own opt-out tools, such as browser add-ons that prevent measurement across every site that uses them.
