What a subscription is

A subscription is a structured operations, reporting and oversight service, not unlimited repairs. Materials, specialist work, major repairs, emergency attendance and tenant damage are quoted separately unless a package states otherwise.

This is not insurance

TPO is not an insurance product and not unlimited repair cover. Nothing here pays out, and nothing here means an unlimited number of repairs. What you are buying is oversight: someone attending on a schedule, recording what they find, and quoting anything beyond the included work before it happens.

Labour beyond an included visit is quoted at our published labour rates, with your package rate applied, and you approve it before any work proceeds.

Eligible for the published packages

Standard single dwellings, let to tenants, within our London service area. If you have more than one property, ask us about portfolio pricing — it is agreed in writing rather than advertised.

Reviewed individually first

HMOs, blocks, mixed-use buildings and owner-occupied properties. We can often help, but we will look at the property and confirm before quoting.

Add-on services

The subscription is the operating system. Add-ons are booked when you need them.

Certificates, tenancy services, property intelligence, cleaning and works sit outside the subscription so they are never hidden inside a monthly fee. Availability, delivery and exact pricing are confirmed in writing before booking.

Why isn't every price on this page?

Because we first need to understand which package best suits the property. We then confirm that package's exact monthly and annual price, inclusions and exclusions in writing before you decide. There is no obligation to proceed, and the review costs you nothing.

How do I find out what I would actually pay?

Is the price per property or for my whole portfolio?

Per property, per month. The price does not change with the number of bedrooms. If you have more than one property, ask us about portfolio pricing — that is agreed in writing rather than advertised, because it depends on the properties and where they are.

Is this insurance?

No. TPO is not an insurance product and does not pay out. It is an oversight and maintenance service: scheduled attendance, a written record, early warning of problems, and a controlled route for tenants to report issues. If you want cover against loss or damage, you need insurance as well as — not instead of — a subscription.

What happens if something needs more work than my package includes?

We quote it first and you approve it before anything is done. Included minor maintenance visits are time-limited; anything beyond them is quoted at our standard rates with your package's preferential rate applied. You will never receive a bill for work you did not agree to.

Who actually does the work?

Gateway Estate Maintenance — GEM — under separate terms. TPO is the landlord operations brand of Gateway Estate Maintenance Ltd, and GEM carries out the reviews, maintenance visits, compliance attendance and any works you approve. You will see exactly who you are contracting with, and for what, before you commit.

Am I tied in?

Billing cadence, notice periods and your cancellation rights are set out in full in our Terms, and again in the written confirmation you receive before your subscription starts. Nothing about the commitment is left for you to discover later.
